The Mansion is located on a barrier island off the coast of Central Florida. It is about 25 miles south of Cape Canaveral and about an hours drive due east of Disney World in Orlando. It is served by the Melbourne Beach post office, but is about six miles south of the town limits in the unincorporated area of Brevard County. The Mansion is fifteen miles north of the Walt Disney resort in Vero Beach and nine miles north of the Sebastian Inlet State Park.

Much of the surrounding beach is part of the Archie Carr Nature Preserve and can never be built upon. The nearest causeway to the mainland is nine miles north. Because of our relative isolation from the mainland, crime is practically nonexistent. Two and a half miles north of the Mansion is a major shopping center with a Publix supermarket, bank, veterinarian, restaurant, video store, etc. So while we are isolated from the problems plaguing cities, we have all the conveniences nearby. Gas stations, bait shops, and all the essentials are within three miles. Spessared Holland Beach Park and Spessard Holland Golf Course are five miles north of the Mansion. Next to the golf course is Gemini Elementary School, one of the finest in the state. The shopping center of the town of Melbourne Beach, with a variety of banks, shops, and fine restaurants is six miles north of the Mansion.

The location of the Mansion is ideal climatically. Freezing weather in the winter generally reaches parts of Florida 50 to 100 miles north, but does not reach the Melbourne area. At the same time, tropical heat and humidity don't start until you are 50 to 100 miles south toward Miami. The last five years there have been no freezes and no 100 degree temperatures. Because of the moderating influence of the ocean, there have been very few days in the 90s. Summer temperatures tend to be cooler than in Washington, DC or New York City. While the humidity on Florida's Gulf Coast tends to be quite high, here on the Space Coast it is not. For year-round comfort, these few miles of undiscovered beach are unmatched anywhere on the East Coast of the United States.
